In 2023, Castle Properties breathed new life into a former financial operations center, creating Professional Park through an extensive renovation. Now a dynamic home for small and mid-sized businesses, Professional Park delivers flexible, customizable spaces where companies can build their future.
Since founding Castle Properties in 1998, Mark Castleberry has helmed new ventures and redevelopments across the United States.
Key projects include The Mill at MSU, a $57 million redevelopment of a historic cotton mill completed in 2015, and The Village at Madison, a $90 million development created in partnership with two other investors that features residential lots and commercial space modeled after New Orleans’ Garden District.
Other notable developments are the renovation of the historic Rex Theatre, Triangle Crossing Development, both in Starkville, and The Villages at Madison.

The Mill
This historic landmark was transformed into a mixed-use development. The Mill Conference Center has over 15,000 square feet of flexible event space, additional office space. A four-story 110-room hotel and 458-car parking garage are next door. The $57 million project was completed in 2015.
The Rex Theatre
The Rex Theatre, originally built in 1931 on Main Street, underwent a $1.4 million renovation in 2021. The historic building now houses Glo, with approximately 7,000 square feet of space. Throughout the renovation,Castle Properties worked with the National Parks Service and Mississippi Department of Archives and History to preserve the building’s historic character.
The Villages
The Village at Madison is a $90 million, 18-acre development in Madison County that mimics the historic New Orleans Garden District with cobblestone streets, iron railings, and gas lighting. The project features 46 residential lots with custom homes ranging from $700,000 to $1.6 million, plus 60,000 square feet of commercial space for retail and professional offices.
Triangle Crossing
Triangle Crossing is a 92,000-square-foot, grocery-anchored shopping center developed jointly by Rise Partners and Castle Properties. The $100 million project, which opened in 2022, was made possible through a unique public-private partnership with the City of Starkville. The center features tenants including Aldi, PetSmart, Ulta, Marshalls, and Rack Room Shoes.
